An Electrical Installation Condition Report (EICR) is a formal inspection of your property's wiring and electrical installation. Since 2020, EICRs are a legal requirement for all private rented properties in England. Failure to comply with the Electrical Equipment (Safety) Regulations can result in fines of up to £5,000 per non-compliant item, six months' imprisonment, and the invalidation of your property insurance. As a landlord, your duty of care is ongoing throughout every tenancy.

Domestic Electrical FAQ

Do I need to notify anyone when electrical work is carried out?
Certain types of work — including consumer unit replacements, new circuits and work in kitchens and bathrooms — must be notified to your Local Authority under Part P of the Building Regulations. As a registered NIC EIC contractor, we handle all Part P notification on your behalf, so you don't need to do a thing.
How do I know if my wiring needs replacing?
Common warning signs include regularly tripping circuits, discoloured or warm sockets, flickering lights, rubber or fabric-insulated wiring visible in the loft, or a fuse box with ceramic fuses (rather than MCBs). If your property is more than 25 years old and hasn't had an electrical inspection, an EICR is the right starting point.
Is it safe to add more sockets myself?
We strongly advise against DIY socket installation. Any fixed wiring work in the home must comply with BS 7671 and may need to be notified to your Local Authority. Incorrectly installed wiring is a serious fire risk. Our call-out is free — let us do it safely and certify it properly.
How long does a full rewire take?
A full rewire on an average 3-bedroom semi-detached property typically takes 5–7 working days. Larger or older properties may take longer. We'll give you a realistic timescale before starting and keep you updated throughout.
