The cost of a full rewire depends on the size of the property, its age and the complexity of the existing installation. As a rough guide, a 2-bedroom property might start from around £2,500–£3,500, whilst a 4-bedroom house could be £4,500–£6,500 or more. A consumer unit replacement — including a modern unit with full RCD or RCBO protection — typically costs between £400 and £700 for a standard domestic property, including all materials, labour, Part P certification and notification to the Local Authority. Contact us for a free, site-specific quote.

EICR costs vary depending on the size of the property and the number of circuits. For a 2-bedroom rental property, an EICR might typically cost £120–£180. We price on a job-by-job basis. For straightforward jobs, we'll often give a fixed price. For larger projects, we may price on a day or half-day rate. Either way, you'll always receive a written quote before we begin, and we don't add hidden costs. What we quote is what you pay.

Regulations & Safety

An EICR (Electrical Installation Condition Report) is a formal inspection and assessment of the electrical installation within a property. Since 1 July 2020, EICRs are a legal requirement for all private rented properties in England. Landlords must commission one every 5 years, or at the start of a new tenancy, and provide a copy to tenants within 28 days. Failure to comply can result in a fine of up to £30,000. Homeowners are not legally required to have one, but it is strongly recommended every 10 years or when buying a property.
Part P is the section of the Building Regulations covering electrical safety in domestic premises. Certain types of electrical work — including new circuits, consumer unit replacements, and most work in kitchens, bathrooms and outdoors — must be either carried out by a registered electrician (such as an NIC EIC member like AEC Services) or notified to and inspected by Local Authority Building Control. As a registered contractor, we handle all Part P notification on your behalf automatically. You don't need to do anything.
Some very minor electrical work — such as replacing a like-for-like light fitting or a fused spur — may be done by a competent DIYer. However, any fixed wiring work (new sockets, new circuits, consumer unit work) must either be carried out by a registered electrician or inspected and certified by Building Control. Incorrectly installed wiring is a serious fire and electrocution risk. We'd always recommend calling us — our call-out is free and advice is always given honestly.
Warning signs include: regularly tripping MCBs or RCDs; discoloured, warm or burning-smell sockets; flickering lights; an old fuse box with ceramic fuses rather than modern MCBs; rubber or fabric-insulated (sometimes called "black and red") wiring visible in the loft; or a property that hasn't had an electrical inspection in over 10 years. Modern consumer units should include RCD (Residual Current Device) protection, which cuts power within milliseconds in the event of a fault, protecting against electric shock and fire. If your consumer unit does not have RCDs — or has only partial RCD protection — it's worth having it assessed. Many mortgage lenders and insurers now require a modern consumer unit with full RCD protection. We can upgrade yours quickly and cost-effectively.
Landlords

For Landlords & Property Managers

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have a valid EICR in place at all times. EICRs must be renewed every 5 years, or more frequently if the inspector recommends it. You must also commission a new EICR at the start of a new tenancy if the existing report is close to expiry. A copy must be provided to tenants within 28 days of the inspection.
An EICR result of C1 (Danger present — immediate action required) or C2 (Potentially dangerous — urgent attention required) means the report is unsatisfactory, and you must carry out the required remedial work within 28 days (or sooner for C1 items). Until the work is done and a satisfactory report obtained, you are not compliant with the regulations. We can carry out all remedial work and re-certify the installation — contact us to book.

For planned work, we usually aim to attend within 3–7 working days, though this varies depending on demand. For urgent or emergency situations — such as power failure, dangerous faults or electrical hazards — we will always try to attend as quickly as possible, often the same day. Yes. Our electricians hold City & Guilds Level 3 qualifications and are fully trained to BS 7671 (18th Edition). We are NIC EIC Approved Contractors and NIC EIC Domestic Installers — one of the most recognised marks of competence in the UK electrical industry. We carry full public liability insurance and all our work is certified.
All work carried out by AEC Services is guaranteed for 12 months. If any follow-up is required within the guarantee period, we will return and rectify the issue at no additional charge for parts or labour. We stand behind our work.
We make every effort to minimise disruption. We protect your flooring and furniture, work methodically to limit the time circuits are off, and leave the property tidy at the end of each working day. For larger jobs such as rewires, we'll plan the work carefully with you before starting to minimise impact on your daily routine.
